Standard Rates - INCLUDES the July Brimfield Antiques Shows! (no minimum stay requirement):
   Master Suite: $250
   Loft Bedrooms: $175
   Loft as a Private Suite: $250

Holidays* and during the May and September Brimfield Antique Shows (minimum stay two nights):
   Master Suite: $325
   Loft Bedrooms: $225
   Loft as a Private Suite: $325

The loft guest rooms share a semi-private loft guests only bath.  The loft may be booked as a private two person (one bed) suite at the Master Suite rate, subject to availability. Loft as a suite pricing cannot be combined with any other offer or package pricing.
We are absolutely a few dollars more than the cinderblock shoebox at the chain hotels.
We guarantee that we are worth every penny of it!

Yes, we can create a custom gift certificate for you!  Redemption subject to room availability, and a balance may be due if a "standard rate" certificate is redeemed against a premium date.

A note about how we collect payment: Once we agree on a reservation, we will email an invoice out to you through PayPal.  You may then safely and securely settle the invoice with credit, debit, e-check, or PayPal options. You may also mail us a good old fashioned paper check. We keep all of us safe in this manner - none of your sensitive personal or credit data ever crosses our computers, our servers, or our web site and is handled exclusively on PayPal's state of the art secure systems.

Policies:
  • Reservations are always required.
  • We treat our guests like family.  Welcome!  We promise that you will find no other B&B like ours.  Anywhere.
  • Reservation calls are answered from 9:00 AM to 7:00 PM, seven days a week.  Please e-mail us off hours, and we will respond promptly.
  • Rates are for up to two persons per room, and include morning beverages and gourmet breakfast, taxes are additional. There will always be cold beverages and snacks to greet you when you arrive back in the evening.
  • The Master Suite can easily accommodate up to two roll-away beds.
  • Additional fee will apply for more than 2 guests per room.  ($60 each during peak periods, $40 each off-peak.)
  • Check-in is flexible, anytime after 1:00 PM, check-out is also flexible - no later than 11:00 AM if we have new guests in the evening.  Feel free to linger as long as you wish and enjoy the property.
  • Peak period reservations require full payment within five days of booking to hold the rooms and are not refundable.
  • Off-peak period reservations of two nights or less require a full deposit within five days of booking to hold the room.  Off-peak reservations of three nights or more require a 50% deposit.  Off peak reservations are refundable with at least 48 hours notice, less a $50 service charge.  Any balance remaining is due upon check-in.
  • Please make us aware of food allergies and special diet considerations when booking.
  • Wi-fi Internet is free and available for all your devices.
  • Parking is plentiful with no limit on quantity or size of vehicles (except no tractor-trailers beyond the entrance as the bends in the road are too tight).
  • Antiques dealers - we welcome your international shipping containers, "PODS", box trucks, etc.  Shipping containers may be dropped off the week before and picked up the week after.  No charge!  
  • Cell coverage is good for most major carriers.
  • We have cats in the house.  Please take this into consideration for allergies.
  • We are very sorry, but we can not accommodate guest pets - especially dogs as the owner is severely allergic to dogs. Please don't ask to brings dogs of any type, size, or breed to our property.
  • The facility is not suitable for children under 12.  Children over 12 are welcome, and qualify as a full priced guest.
  • All guest rooms, and the property in general, require the ability to climb and navigate stairs.
  • This is a strictly non-smoking property.  Smoking is not permitted anywhere within the house, on the decks, or the balcony.
  • This is an owner occupied B&B with just three guest rooms and as such we are exempt from ADA Title III regulations. See https://www.ada.gov/regs2010/titleIII_2010/titleIII_2010_regulations.htm#a207 for details. (Search for "not more than five rooms".)
